THE BUYING PROCESS

PRepare

Let's meet and establish a game plan specific to you and your situation. This includes going over your finances/loan pre-approval, talking about your goals, timelines, home search criteria, deal breakers, must haves; and answering all of your questions!

visit homes

We'll set you up on a Compass Collection, pulling homes  from both the MLS feed and our internal database based on the criteria discussed at your initial consultation. From there, we'll coordinate in person showings based on listings you're interested in that match your criteria.

submit an offer

When you find the right home, we’ll talk strategy to help you present the most competitive offer and negotiate terms on your behalf.  We help you to take a step back and look at this both logically and emotionally, so you can make a smart decision that aligns with your goals.

inspections

Now is your chance to do your due-diligence and have a professional inspection of the property done. We will coordinate a date and time to do in-person inspections. If competing, you might choose to do a pre-inspection prior to writing your offer and waive the inspection period.

remove contingencies

Once you are satisfied with any inspections, the appraisal has come in at value, and your lender has given you full loan approval, we can remove all contingencies and move forward to close. 

05

settlement

Meet with your Realtor and Title Company to wet sign all contract + lender documents on the day of settlement. Bring your driver's license and remainder of your down payment to be paid via  cashier's check or wire transfer.
